Centuria Office REIT posts 379% jump in profit

Centuria Office REIT (ASX:COF) has reported a profit of $55.2 million in the 2026 financial year, a 379% jump from the $19.8 million loss reported in the previous year.

While funds from operations fell from 11.8 to 11.2 cents per unit compared to last year, distribution remained stable at 10.1 cents per unit.

Centuria Office REIT fund manager Belinda Cheung said: "Conditions across the Australian domestic office markets continued to stabilise during the year, reflected in an improvement in COF's portfolio valuations, the successful divestment of 9 Help St, Chatswood at a premium to book value and strong portfolio leasing volumes generating positive re-leasing spreads."

With limited new office supply across the medium-term due to a rising disparity between replacement costs and prevailing asset values, COF anticipates it will continue to benefit from stabilising market conditions.

"COF continues to adopt a proactive capital management strategy aligned to selective disposals and robust debt management while curating a portfolio of high-quality, well-located modern office buildings," Cheung said.

"COF remains conscious of capital management and focused on maintaining high portfolio occupancy, improving portfolio WALE by addressing near-to medium-term expiries while curating a quality portfolio of modern, sustainable office assets."

Charter Hall Social Infrastructure REIT (ASX:CQE) also announced its full year results, reporting a profit of $90.5 million in the financial year, up 27.5% from the previous year.

It delivered operating earnings per unit growth of 13.1% and distribution growth of 11.8% in FY26 driven by accretive portfolio curation and strong organic rental growth.

Charter Hall Social Infrastructure REIT fund manager Travis Butcher said: "The addition of high-quality social infrastructure properties during the year, being the Western Sydney University campus in Parramatta in Sydney and the Sonic Healthcare pathology laboratory in Bowen Hills in Brisbane enhance portfolio quality and income growth."

"Strong population growth and the essential nature of social infrastructure services continue to drive demand for high-quality assets across early learning, life sciences and health, higher education and government services. CQE is well positioned to capitalise on structural tailwinds and continue growing within this attractive and defensive real estate segment."
