The trustees have normally made their decision, the fund has been established and the contract for the property has been signed (hopefully all in the correct order).

In order to provide the finance some of the banks may require an SoA to be prepared (post the investment decision). The advisor normally gets zero days notice to prepare a very limited scope SoA (as the banks legal section only gets around to sign off one or two days bvefore settlement is due).
